New construction is its own discipline
An empty new build is unforgiving. There is no furniture to break up a room, no signs of life, and every imperfection in the drywall and the paint reads clearly. Shooting a vacant house the way you would shoot a lived-in one produces images that feel like a showroom nobody wanted.
The work is in light and geometry instead. Straight verticals, deliberate depth through doorways, and enough warmth in the grade that the space reads as a home rather than an asset. It is slower than photographing a staged house, not faster.
For builders the calculation is different again. You are not marketing one address, you are building a body of work that sells the next twelve. That means consistency across properties, and it means shooting for a portfolio and a website rather than only for an MLS upload.
