What Winter Park asks of a camera
The tree canopy is the first problem. Winter Park is genuinely shaded, and heavy oak cover throws dappled light across facades for most of the day. Turn up at the wrong hour and the front elevation reads as a patchwork of blown highlights and dark blotches. Getting a clean exterior here is a question of timing, not of fixing it later.
The second is that lots are tight and old. There is often no position from which the whole house fits in frame without distortion, which puts real weight on lens choice and on knowing which angle actually flatters the massing. Drone helps, but a bad aerial of a Winter Park home just shows you a roof under trees.
The third is that a lot of the value here is not the house. It is the street, the canopy, the walk to Park Avenue, the water. Media that never leaves the property line misses most of what the buyer is paying for.
